Blurring the Lines between Hotels and Serviced Apartments - Nirupa Shankar is a Director at Brigade Hospitality Services Ltd.
The serviced apartment business model can be a very lucrative one,if well executed. In mature markets serviced apartments provide high return on investment (RoI) with good yields in terms of rate per square foot. In India, the ROI for serviced apartments can range from 15% - 20% per annum if space utilisation is efficient. Compare this with the typical RoI of 3%-5% for residential apartments given out for rent or the average RoI of 8%-10% for hotels.
